House Conversions Hampshire
House conversions add space and value to Hampshire property without the cost of moving. Our services cover loft, garage, barn and basement work for Hampshire residents, creating the drawings your builder needs to price the project properly.
We design, we do not build. We work closely with you rather than around a contractor’s preferences, and you’re free to hire whichever builder quotes you best. Hampshire residents tell us that independence is why they chose us.
Loft Conversions in Hampshire
Loft conversions are the most popular type of property conversion we design, creating usable space in the roof. A loft needs roughly 2.2 metres head height before insulation and new floors take their share, and most Hampshire houses built before the 1970s have it. Converting the roof space creates a new bedroom, bathroom, or home office without losing garden space, and it is the quickest way to add space to a Hampshire house.
Loft conversion costs range from £20,000 for a rooflight scheme to £65,000 for a dormer and add 10% to 20% to the property value.

Garage Conversions in Hampshire
Garage conversions are the cheapest way of creating living space downstairs. The garage door is replaced with an insulated wall, windows are added, floors are raised and damp-proofed, and walls are upgraded with insulation.
Converting a garage creates an extra bedroom, office or playroom as the family grows, and our team handles the design from survey to sign-off.
Expect £10,000 upwards for a single garage. Where the garage sits beside the kitchen, the conversion creates a dining area without extending the house at all.
Barn Conversions in Hampshire
Barn conversions breathe new life into rural Hampshire buildings, and across the county, there is opportunity in redundant agricultural property. Barn conversions often fall under Permitted Development through Class Q, though conditions are strict and planning permission is required in certain circumstances.
Giving a barn new life takes specialist knowledge. Preserving the character of an old building while creating a warm, functional home takes creativity, so we assess feasibility before you commit.
Basement Conversions
Basement conversions transform unused ground into high-value living space in a Hampshire house. Basement conversions cost roughly £1,500 per square metre, and the structural work means structural calculations form part of the project. Converting an existing cellar is far cheaper than excavating a new basement.
Hampshire House Extensions
If a property conversion won’t provide the space you need, our other services include house extensions. House extensions can be single- or two-storey, and pairing a house extension with a loft or garage conversion often transforms a house for less than a larger extension would. Hampshire house extensions suit families wanting ground-floor space, while conversions suit those wanting a bedroom or office. Both services are designed by the same team on the same fixed-fee basis, so ask which route fits your building and we will tell you honestly.
Planning Permission for Property Conversion
Most loft conversions fall under Permitted Development, but planning permission is required when you change the fundamental use of a building. Conservation areas and listed buildings are subject to stricter planning controls, and a building of historic interest requires detailed drawings. Party Wall Agreements may be required when properties share a boundary.
We check the planning history before designing and use pre-application advice when a project is finely balanced. Building Regulations approval is separate from planning permission and required for almost all structural house conversions, covering structural integrity, fire safety and insulation.
Why Hampshire Clients Choose Us
Our team specialises in transforming existing buildings rather than replacing them, covering the complete process on every project: survey, concept, planning submission and the technical package your builder works from. Clients tell us the value is in the detail, and we are honest when a scheme will not work.
Areas We Cover
Our conversion services cover the whole of Hampshire, including Basingstoke, Winchester, Andover, Fleet, Alton, Eastleigh, Southampton and Portsmouth.
Frequently Asked Questions
It no longer applies. Since April 2024, the immunity period for unauthorised building work in England is ten years, not four, and the same applies to the 10-year rule for loft conversions. Never rely on it: unauthorised work lacks Building Regulations approval, which solicitors ask for at sale.
A garage conversion is cheaper, often three or four times over, because the structure exists and no new stairs are needed. A loft adds more property value.
Only at the simplest end, with good head height and a rooflight scheme. Add a dormer, new floor structure and fire protection, and the cost rises sharply.
You lose storage space, the new stair takes floor space below, and fire regulations may require changes elsewhere. A garage or basement conversion avoids that.
